Pamplin Media Group – Veterans Affairs offers home loan help

Some home loan programs are designed to help Native American veterans and their families

The Veterans Affairs home loan programs are available to eligible veterans, spouses, or children of veterans who have been honorably discharged to help them buy, build, or improve a home, or refinance your current home loan – including a VA direct loan and three VA backed loan. You must first obtain a certificate of eligibility for a loan that meets your requirements.

How does a VA direct loan work?

With a VA direct home loan, they act as your mortgage lender. This means that you will work directly with the VA to apply and manage your loan. The Native American Direct Loan (NADL) program often has better terms than a home loan from a private lender (a private bank, mortgage lender, or credit union).

How Does a VA Backed Home Loan Work?

With a VA-backed home loan, they guarantee (or stand behind) a portion of the loan you get from a private lender. If your VA-backed home loan goes into foreclosure, the guarantee allows the lender to make up for some or all of the losses.

Since there is less risk for the lender, it is more likely that they will give you the loan on better terms. In fact, nearly 90% of all VA-sponsored home loans come with no down payment.

Lenders adhere to VA standards when issuing VA-backed home loans. They can also request that you meet additional standards before granting a loan. These standards may include having a good enough credit rating or having an updated home appraisal (an expert’s appraisal of the value of your home) carried out.
